A FEASABILITY STUDY will contain:

A definition of the catchment area, and location of Nursing Home

A review of the Residential Community Care Sector including, pending legislative issues, five year financial projections and a weekly break even analysis . 

Financial projections for five years to include:

  • Yearly residential fee
  • Operating costs including: direct residential personal costs, all staff costs, light, and heat,   waste removal, audit, insurance, rates
  • Advertising, sundry office overheads and fittings repaid over ten years.  
  • The monthly interest only portion of Capital Construction Costs to be included at an agreed figure. 


The following are taken into consideration:

  • Trends for the requirement of residential community beds for the catchment area.
  • Weekly residential and occupancy levels.

The study is prepared subject to the following assumptions:

  • The current account bank balance remains in credit during the period of the study.
  • All financial figures are estimates and projections, at current values, and do not include inflationary adjustments on residential fees or operating costs.
  • Weekly residential fees are those as negotiated with the National Treatment Purchase Fund (NTPF) and paid under The Fair Deal proposal now before the Dáil. (Some residents may make private arrangements for payments.)
  • All costs reflect the standards approved by the Minister for Health and statutory regulations set out under the 2007 Health Act.
  • The design of the Nursing Home maximises the efficient use of labour.
  • The nursing home is situated in a defined catchment area.

The study includes a summary of opportunities emerging for specialised care units to meet the need of those requiring palliative care and persons with dementia. This summary will outline where appropriate the potential increase of the occupancy level of the nursing home.
